A gas safety certificate, sometimes called a CP12, is required for rental properties with a gas installation, such as a gas boiler, gas fire, pipework, or flue. It shows that the installation was checked at that point in time, records whether it was safe, and identifies any remedial work needed. Keeping it up to date helps show that checks were completed on time, gives tenants the right record before or during their tenancy, and keeps renewal dates easier to manage.

For landlords in England, annual gas safety checks are a legal requirement where relevant gas appliances or flues are provided.
