An Electrical Installation Condition Report (EICR) is the report produced after a qualified person checks the fixed electrical installation in a rental property, such as wiring, sockets, light fittings, and the consumer unit. Keeping it up to date helps show that the property has been checked on time, gives tenants evidence that electrical safety has been reviewed, and makes follow-up work easier to track before deadlines are missed.

For landlords in England, keeping electrical safety checks up to date is a legal requirement. If there is no valid report, if required remedial work is not completed, or if evidence cannot be provided when needed, the local council may take enforcement action, arrange remedial works, recover costs, and issue a financial penalty.
