MTD landlord quarterly update: prepare for 7 November 2026

Reviewed and published 2026-10-17

For landlords with 1–30 properties in England who already need to use Making Tax Digital for Income Tax, the next quarterly update is due on 7 November 2026. HMRC's quarterly timetable confirms the date. This is a preparation reminder, not a newly announced rule.

Check whether this deadline applies to you

Property count alone does not decide whether you must use MTD. HMRC's eligibility guidance says individuals registered for Self Assessment with qualifying income over £50,000 in 2024–25 should have started from 6 April 2026. Exemptions and special circumstances can affect the position; use the official checker or ask your accountant. This checklist concerns individual landlords, rather than company tax reporting.

Qualifying income generally combines gross property and self-employment income before expenses. Salary from employment does not count towards that total. For example, £28,000 of rent plus £24,000 of self-employment income gives £52,000. Check HMRC's qualifying-income rules, especially for joint ownership or changed circumstances.

Match the update to the correct period

HMRC's quarterly-update guidance gives these second-update periods:

Period settingRecords coveredDeadline
Standard6 April–5 October 20267 November 2026
Calendar1 April–30 September 20267 November 2026

The figures are cumulative for the tax year so far, rather than just the latest three months. Confirm your existing software setting before reviewing the totals.

Prepare the records and agree who will submit

For supporting paperwork, use the landlord document organisation guide. A maintenance log template can help you identify the repair records to discuss with your accountant; it does not decide whether an expense is deductible.

Common questions

Is the quarterly update a tax return?

No. It summarises income and expenses. Annual tax-return obligations remain. HMRC says it will not apply late quarterly-update penalty points for 2026–27, but updates are still required and late annual returns can attract points. Do not treat that first-year concession as a reason to ignore the deadline.

Do I send a separate update for every property?

HMRC treats UK properties as one UK property business, including your share of jointly let properties. Its digital-record guidance explains how compatible software combines those records. Foreign property and self-employment can involve other reporting sources; check your circumstances.

Turn the deadline into a repeatable routine

Keep this preparation task alongside your portfolio compliance calendar and England landlord compliance hub. Give each missing document an owner and a follow-up date.
