EPC Requirements for Rental Properties
If you rent out property in England, use this guide to organise EPC checks, minimum energy efficiency status, tenant document handover, and evidence records.
An Energy Performance Certificate (EPC) rates the energy efficiency of a property and gives it a rating from A to G. For landlords, it helps show the current energy performance of the rental property, gives tenants information before they move in, and identifies recommended improvements that may improve the rating.
For most domestic private rented properties in England, the property must have a valid EPC and meet the Minimum Energy Efficiency Standard before it is let. The current minimum standard is EPC band E, unless a valid exemption applies. If a property is let below the required standard without a valid exemption, enforcement action and financial penalties may follow.
